A professional and
systematic approach to property management is the foundation for
the successful operation of a rental income property. It is with
this awareness that we approach each and every aspect of the management
process, from leasing and rent-up, to administration and reporting,
through to routine and extraordinary maintenance.
As Upper Canada is not, itself, a landlord, we are able to select
the best possible tenants for our clients, without having to concern
ourselves with filling our own units first. Upper Canada’s
management philosophy emphasizes the importance of thorough tenant
screening, and of preventive maintenance.
Our full service property management package includes the following:
Leasing & Rent-up
- Prepare and place advertisements soliciting applications
- Receive and process leasing inquiry calls
- Process rental applications
- Perform credit, employment and landlord checks of prospective tenants
- Show the property to prospective tenants
- Prepare and finalize lease and other agreements
- Inspect the property with the tenant prior to move-in
- Provide legally required notices to tenants regarding lease renewals, rent increases, etc.
Administration
- Collect or receive all rents; deposit in trust
- Pay routine, pre-approved operating expenses out of rental receipts
- Liase with owner to obtain approval for any extraordinary expenses
- Maintain an accurate account of receipts and disbursements, and provide the owner with
a detailed monthly accounting of same
- Ensure that the tenant is aware of all rules and regulations affecting the property
- Deal with tenants on behalf of the owner on all matters related to the property
- Disburse rental revenues to the owner
- Represent the interests of the owner at rent review board and
small claims court hearing
Maintenance
- Develop and implement a schedule of regular, preventive maintenance
- Conduct periodic on-site inspections of the property
- Arrange for all necessary landscaping and snow ploughing services
- Provide 24-hour emergency maintenance service
- Recommend special maintenance initiatives as required
- Identify qualified contractors, solicit bids for necessary work, review contractors'
qualifications and documentation, and inspect work as it proceeds
to ensure that the interests of the owner are protected
